In coordination with the business goals and objectives,

The property Leader is responsible for the

development and implementation of policies, procedures, and

processes that will assure a well-

managed, well-maintained building, placing maximum emphasis on

the positive response to the

concerns and needs of the tenants, environmental health and

safety, quality programs, and

providing great customer service to our residents to create a

thriving, safe and vibrant location to

call “home”.

Main

Duties & Responsibilities:

✓Marketing & Leasing, Increase occupancy % (Oman, UAE)

✓Establish lease-up goals in accordance with the business requirements.

✓Ensure that all show units are inspected daily.

✓Establish resident screening guidelines and ensure compliance.

✓Ensure that the sales consultants create all necessary paperwork to commence

the leasing

process (on-boarding process)

✓ Work

with marketing to create marketing campaigns, Advertisements, manage website

&

social networking websites to ensure high occupancy is achieved

& maintained.

Create and implement a marketing plan, review the plan for relevance regularly,

change plan

as soon as it becomes necessary.

Ensure compliance with all municipality laws when conducting leasing

transactions.

Review and approve all new tenants’ files prior to move in for compliance with

policies.

Create lease renewal policy and enforce it.

Create effective resident retention programs.

Establish community outreach program.

Reduce resident turnover.

Lead, supervise and motivate a team consisting of Collection &

Administration,

leasing/marketing.

Manage AMCs that have been engaged for services.

Ensures observance of safety regulations.

Financial:

Increase rentals & associated revenues.

✓ Charge

and collect rents and other fees in accordance with lease agreements.

Follow procedures outlined in lease agreement for late rent collections and

work with legal

to process timely.

Recommends changes to rents and fees in accordance with market changes.

Review and analyse monthly financial statements.

preparation and development of annual property management operating budget.

Review and approve all property purchase & maintenance bills.

Relationships:

Reports to CEO.

Close & collaborative relationship with the Facility services team.

Establishes and maintains relationships with colleagues across departments:

o Legal Services

o EIT

o HR

o Finance & Procurement

Maintains professional relationships with external clients and stakeholders

including

suppliers.
